at the American Dream by having a piece of dirt upon which to build his/her
dream. That dream could be a small house in the CITY, a larger project
in RURAL areas, or an escape cabin
One of the major reasons this dream is beyond the reach of most persons nowadays is a combination of the price of real estate and the way the financial system is stacked against the "little guy" (that's you and me if you haven't noticed!). It now seems most land is priced beyond the range of all but the well-to-do and lending institutions (banks, S&Ls or Credit Unions) won't lend you money on vacant unimproved land. Your options are to either save up for years to buy the land outright, make real estate payments for years (if owner financed) until you can afford to build, or forget the whole idea as so many individuals and couples have had to do. |
There ain't no free lunch! ...as the old saying goes.
I can show you how to buy land for as little as $25-$50 TOTAL PRICE with a good deed but you are going to have to put some "sweat equity" into the project. You are going to have to do some research (the book explains how) and write some letters (or make some phone calls if you prefer). And you are going to need a bit of patience. At the end of the day you will have that bit of the world that will make you happy. Chances are it won't be a city block in the middle of Chicago or 100,000 acres of Kansas wheat land or 3 sections of prime California farm land. And it won't be "swamp land" or 50 miles from the nearest power and roads (unless that is what you are seeking). But it will be something you can call your own and the foundation for your larger dream.
Can you make money using the information in my book? Yes. You will be able to buy a piece of property for $25 and sell it for a much higher price. But don't get the idea you will become the next Donald Trump in your neighborhood. The types of properties we will be dealing with don't fall into the "high rent district" type of real estate Donald Trump and the big kids mess with. We will be dealing with a very small part of the real estate game that the high rollers are not interested in. Remember, the goal and motivation behind "(almost)FREE LAND" is for you to realize a very modest and attainable goal, not to set you up for life as a real estate baron.
Will you be going to tax auctions to get this land? NO! For the most part tax auctions are not a good deal for a couple of reasons. First is you will be competing against dozens of others trying to get a good deal. Quite often the bidding fever takes over and the land ends up selling for more than it is worth. I don't call that a good deal. The main reason tax auctions usually are not worth it is the fact that in most states you are only buying a "tax certificate" with a redemption period of from 6 months to as much as 3 years (depends on the law in that state). All you have bought is the taxing authority's interest in the land and the land owner has that redemption period to come in and pay you the amount of the back taxes plus interest. If, at the end of the redemption period, the land owner has not redeemed the tax certificate then you can apply for a tax deed and get it. But in order to get a clean deed you will need to hire an attorney and file a Quiet Title law suit. A simple one runs about $2,500 nowadays. With my information there is no redemption period to consider and you will get a clean deed up front.
